A guide to Tel Aviv neighborhoods for buying and renovating

Rothschild, Neve Tzedek, Florentin, North Tel Aviv, Jaffa, Herzliya Pituach: a panorama of the main neighborhoods where French, American and Israeli buyers invest. For each one we outline the property profile and the renovation challenges Wild Renovation handles for you: local permits, trades, high-end finishes, project management.

Wild Renovation in Tel Aviv

Three ways we step in, for every stage of your project

We support French, American and Israeli owners through every phase of a Tel Aviv buy-and-renovate project — from pre-purchase assessment to handover, with our team and partner trades on the ground every day.

01

Pre-purchase assessment

Just made an offer? We send a specialist on site within a week. Detailed report on the actual condition, renovation cost estimate at your target standard, heritage and technical points to watch. A key lever to negotiate before signing.

02

Turnkey renovation

We carry the project from first sketch to delivery: architectural design, municipal permits (Iriya, Vaad HaBayit), all trades, high-end finishes, kitchen, bathrooms, HVAC, home automation. One fixed quote, one schedule, one single interface.

03

Project management

Living in Paris, New York or Herzliya? Weekly photo and video reports, live visits on request, 3D modelling, video sign-offs at every milestone. Over 60% of our Tel Aviv clients never set foot on the site.

Overview

Eight neighborhoods, eight very different markets

Tel Aviv is not a homogeneous city. Between a UNESCO-listed Bauhaus on Rothschild, a townhouse in Neve Tzedek, an industrial loft in Florentin and a penthouse in Bavli, we are talking about properties, budgets, permits and renovation timelines that are radically different. This guide distils what we have learned area by area through our Tel Aviv projects for an international clientele — the renovation challenges specific to each neighborhood are set out on each card.

Rothschild Boulevard

שדרות רוטשילד
Historic coreBauhausPrestige

Atmosphere

Tel Aviv's most iconic avenue. Cafés under ficus trees, cyclists, start-ups, UNESCO-listed Bauhaus buildings (the White City). The neighborhood concentrates prestige and draws international buyers, local investors and senior tech executives.

Dominant property type

1930s–1950s apartments in International / Bauhaus style, usually in 3–4-storey walk-ups. Generous volumes for TLV (90 to 180 sqm), curved balconies, original details (terrazzo, joinery, hardware).

Market profile

Constant tension, limited supply, prices among the highest in the city. An illiquid market: quality properties rarely change hands and sell fast when they do.

Renovation challenges

A specialist project: adherence to the White City guidelines, enhanced permits, preservation of original elements (steel-frame windows, terrazzo). Access constraints (narrow streets, no parking). Renovation budget noticeably higher than a standard refit.

Neve Tzedek

נווה צדק
Historic villagePremiumCharm

Atmosphere

The first Jewish neighborhood built outside the walls of Jaffa (1887). Pedestrian lanes, low-rise houses, designer boutiques, galleries, restaurants. The address of choice for international buyers seeking soul and character.

Dominant property type

Small late-19th-century townhouses (sometimes two to three levels, with patios), lofts converted from former workshops, rare apartments in sensitively integrated contemporary buildings.

Market profile

Very tight supply, strong international demand, per-sqm prices among the highest in Israel for townhouses. Off-market transactions are the norm.

Renovation challenges

Many properties need restoration under heritage constraints. Delicate structural work (old load-bearing walls, wooden floors). Full overhaul of services (plumbing, electrics, HVAC) is often needed while preserving the character.

Lev HaIr — city centre

לב העיר
CentreMixedUrban life

Atmosphere

Tel Aviv's commercial and residential heart — Dizengoff, King George, Allenby, the Carmel market, Carmel Quarter, Sheinkin. Density, shops, restaurants, transport. Intense everyday life.

Dominant property type

A mix of Bauhaus apartments, 1960s–1980s blocks (often needing deep renovation) and high-end new builds within TAMA 38 schemes (seismic retrofit with added storeys — see our guide).

Market profile

Liquid market, high transaction volume. Firm prices with a significant gap between a dated apartment to renovate and a new TAMA 38. Real upside for buyers ready to turn a middle-floor unit into a premium product.

Renovation challenges

Older stock offers strong value-add through renovation. Watch out for often conservative co-owner boards (Vaad HaBayit). Engage neighbours before any structural work.

Florentin

פלורנטין
CreativeLoftsGentrifying

Atmosphere

A former craftsmen and small-industry quarter now in full transformation. Street art, independent cafés, design studios, young international crowd. Tel Aviv's "Williamsburg".

Dominant property type

Compact apartments in older buildings, lofts converted from former workshops, new developments aimed at investors and young professionals.

Market profile

Ongoing gentrification, steady ten-year price appreciation. Entry opportunities still exist for patient investors, especially on properties that need full restructuring.

Renovation challenges

Unusual volumes, occasionally exceptional ceiling heights. Loft conversions require genuine structural expertise; services almost always need redoing — but aesthetic potential is huge.

Old Jaffa

יפו העתיקה
StoneHeritageSeaside

Atmosphere

An ancient city — stone alleys, sea views, galleries, Michelin-starred restaurants. Mixed Jewish, Arab and Christian communities, a unique Mediterranean character. A high-end property market in growth.

Dominant property type

Apartments and townhouses in stone within historic buildings (sometimes Ottoman-era). New or restored schemes that respect the original architecture.

Market profile

Long-term heritage investment. Significant international clientele (collectors, affluent families seeking an atypical residence). Prices steadily up over ten years.

Renovation challenges

Stone and heritage specialism. Complex permits with preservation authorities. Delicate structural works (old walls, damp) — but exceptional architectural results and strong resale uplift.

North Tel Aviv — Kikar HaMedina

צפון תל אביב
FamiliesHigh-endResidential

Atmosphere

The upscale residential districts north of the Yarkon — Kochav HaTzafon, around Kikar HaMedina, Afeka. Tree-lined avenues, quality schools, parks. The traditional address of affluent Tel Aviv families.

Dominant property type

Large family apartments (120 to 250 sqm) in 1970s–1990s buildings, now often part of TAMA 38 programmes (seismic retrofit + added storeys + lift). Also brand-new high-end developments around Kikar HaMedina.

Market profile

Very strong demand from Franco-Israeli families and French-speaking olim. Elevated prices, but a more liquid market than the historic centre.

Renovation challenges

Full family refits: layout optimisation, open kitchens, en-suite bathrooms, home automation. Older apartments offer significant restructuring potential to meet a contemporary standard.

Dominant property type

Detached villas on 500 to 1500 sqm plots, penthouses with rooftops and pools, large apartments with sea views. Contemporary architecture or projects to restructure.

Market profile

Very high budgets, international clientele (French, American, Russian, South African). Less tight than central TLV but very demanding on quality.

Renovation challenges

Large-scale projects: full re-layouts, extensions, pools, pool houses, landscape integration, premium home automation. Often multi-year projects with architects and designers.
