Why North Tel Aviv is the address of established families
North Tel Aviv (Tzafon Yashan, Tzafon Hadash, Kokhav HaTzafon, Ramat Aviv) has historically been the choice of families — Israeli for three generations, and increasingly international for the past fifteen years. Nothing like the effervescence of Rothschild or the bubbling of Florentin: here it is calm, tree-lined, structured, child-oriented and daily-life oriented. The assets:
- Schools — proximity to international schools, English-speaking schools and the best Israeli public schools
- Yarkon Park — central green lung, walks, bike paths
- North beaches — Metzitzim, Hilton, Tel Baruch
- Tree-lined boulevards — Pinkas, Weizmann, Haim Levanon
- Generous surfaces at more reasonable prices per square meter than downtown
North sub-neighborhoods and their profiles
Tzafon Yashan (Old North)
1950s-1970s buildings, moderate height, tree-lined streets, neighborhood life. Many English and French-speaking families established. Properties to renovate frequent.
Tzafon Hadash (New North)
Built since the 1980s, taller buildings, mix of families and young couples. Higher standing, often with parking and elevator.
Kokhav HaTzafon
Recent construction, modern high-standing towers, residential services (pool, gym, concierge). Wealthy clientele, young families and affluent retirees.
Ramat Aviv / Ramat Aviv Gimel / Ramat Aviv HaHadasha
North of Yarkon, near Tel Aviv University. Very tranquil residential atmosphere. Ramat Aviv HaHadasha offers new and recent construction with very high standing.
Renovating a family apartment in North: what to know
Three project typologies dominate in the North:
1. Complete renovation of an old property (1950s-1980s)
Most frequent. Apartments from this period have closed kitchens, cramped bathrooms, outdated distribution, undersized electrical systems. Typical renovation:
- Opening kitchen to living room
- Rebuilding bathrooms with modern standards (waterproofing, ventilation)
- Complete rewiring (switching to three-phase, modern panels, multimedia wiring)
- Discreet VRF central air conditioning
- Mamad — if building does not have one, feasibility study
- Acoustic insulation between rooms and vis-à-vis neighbors
2. Finishing a post-TAMA 38 new or new property
Developer-grade finishes are rarely at the standard of a demanding international buyer. We intervene after handover to:
- Replace original kitchen and sanitaries with custom kitchen and high-end water fixtures
- Install parquet, stone, marble in place of standard tiles
- Redo architectural lighting and domotics integration
- Design custom storage (walk-in closets, bookcases)
3. High-end apartment fitting out
In the recent towers of Kokhav HaTzafon or Ramat Aviv HaHadasha, the project focuses on custom kitchen, walk-in closets, wine cellar, home cinema, full domotics, sometimes a private pool on terrace.
Execution constraints in North co-ownerships
North co-ownerships are generally more structured than downtown. Expect:
- Vaad HaBayit requiring a deposit and schedule validation
- Strict project hours (often 8am-6pm max, nothing Friday afternoon, nothing Saturday)
- Elevator reserved during peak hours for the project
- Mandatory protection of common areas
- Daily cleaning of the building
A good North site manager knows these codes and knows how to work without creating conflict with neighbors.
