Why Lev HaIr remains Tel Aviv's sought-after heart
Lev HaIr — literally 'heart of the city' — is Tel Aviv's historic center. This is where the city was built starting in the 1920s, around Habima Square, Dizengoff Street and King George. For an international buyer, the neighborhood offers a unique combination:
- Maximum centrality — you go everywhere on foot
- Dense commercial fabric — shops, cafés, restaurants, theater, galleries
- Architectural mix — listed Bauhaus, 1950s-1960s buildings, modern TAMA 38 projects, some recent towers
- Market liquidity — many transactions, clear price references
Lev HaIr sub-zones
Around Dizengoff
The iconic commercial artery. Mix of Bauhaus and more recent buildings. Many TAMA 38 projects on adjacent streets (Gordon, Frishman, Bograshov).
Around King George and Habima
Habima Theatre, Rothschild Esplanade (north end), cultural heart. Maximum density, frequent heritage buildings.
Around Allenby
Southern part, rawer, in strong transition. Many TAMA 38 projects in progress. Still more attractive prices than around Dizengoff, strong appreciation potential.
Ibn Gvirol and east approaches
Tree-lined boulevards, taller buildings, more residential atmosphere. Transition to Kikar HaMedina and the North.
The three types of properties in Lev HaIr
1. Old Bauhaus to renovate
Strong heritage charm, generous surfaces (90-150 m²), ceiling heights. But: heritage authorization if in White City perimeter, often no elevator, networks to redo entirely, mamad to add. See our Bauhaus renovation guide for details.
2. TAMA 38 property — new in the old
Ideal choice for an international buyer wanting new downtown. An old building rebuilt or reinforced under TAMA 38 brings you:
- New elevator
- Mamad to 2026 standards
- Private parking (when the lot allows)
- Central VRF air conditioning
- Facade renovated to energy standards
- Often an additional roof floor with private terrace
To understand TAMA 38 in detail, consult our complete TAMA 38 guide.
3. 1970s-1990s modern building
Less heritage, often concrete, with parking and elevator. More attractive prices. Simpler renovation: no heritage authorization, just Vaad HaBayit and Iriya. Risk: sometimes poorly insulated, networks to modernize.
Renovating in Lev HaIr: constraints to anticipate
1. Dense logistics
Narrow streets, impossible parking for long trucks, pedestrian zones at certain hours. Heavy material deliveries (stone, marble, kitchen) must be very finely planned: authorized hours, lifts if needed, delivery fragmentation.
2. Authorizations by property type
- Listed Bauhaus — preservation authority + Iriya + Vaad HaBayit (3-6 months)
- TAMA 38 property — Vaad HaBayit + developer validation if recent (1-3 months)
- Modern building — Vaad HaBayit + Iriya if structural modifications (2-4 months)
3. Neighbors and hours
Downtown lives 7/7. Ground-floor shops, cafés, work-from-home neighbors — all impose strict hours: 8am-6pm max, nothing Friday afternoon, nothing Saturday. Our site manager handles neighborhood relationships daily.
4. Project specifics
Kitchen opening, master suite, office, walk-in closet, marble bathroom, architectural lighting, discreet VRF HVAC, domotics. For a couture finish, think central open kitchen, natural stone, custom carpentry, controlled light.
